Renter Criteria: Weekly Rental All applicants must meet the following standards to qualify for residency. 1. Income & Employment * Income Verification: Total weekly household income must be at least 3x the weekly rent (i.e. you must earn $675/week). * Proof of Income: Must provide the last 4 consecutive paystubs, a letter from an employer, or verified bank statements showing regular deposits. * Employment Stability: Minimum of 3 months at the current job (exceptions made for those relocating with a verified offer letter). 2. Credit & Financial History * Credit Status: We do not require a specific minimum credit score. However, we look for a history of utility payments and no "Open" bankruptcies. * Eviction History: No evictions filed within the last 3 years. * Outstanding Debt: Applicants must not owe a balance to any previous landlord or utility company. 3. Background & Character * Criminal Background Check: A full background check will be conducted. We do not automatically disqualify for all records, but we do not accept applicants with: * Recent convictions for violent crimes or drug distribution. * Any history of arson or sex offenses. 4. Occupancy & Conduct * Maximum Occupancy: 2 persons * Strict No-Smoking Policy: Smoking is prohibited inside the unit. * Conduct Agreement: Due to the close proximity of neighbors in this building, we have a Zero Tolerance Policy for loud noise, loitering, or illegal activity on the premises. Violation of house rules will result in immediate termination of the weekly agreement.
